Madhuban Bapudham Plot Scheme 2026: Complete Details for Homebuyers and Investors
Ghaziabad Development Authority (GDA) has launched the “Madhuban Bapudham Awasiy Bhoomikhand Yojana 2026”, offering freehold residential plots in a developed township area of Ghaziabad. This scheme is particularly relevant for end-users and investors looking for plotted residential property with clear title, planned infrastructure and institutional backing from GDA.
Scheme overview

Online registration for the scheme is open from 11 May 2026 to 25 May 2026, and applications are to be submitted only through the online mode as per the brochure. GDA has clarified that the plot area mentioned in the brochure is approximate and may vary slightly at the time of registration or execution of sale deed, in which case the cost is adjusted as per actual area.
Plot price and registration amount
The basic allotment rate for all plots under this scheme is ₹35,000 per square metre. Based on this uniform rate, GDA has specified the minimum reserved price category-wise, as shown in the brochure.

- Category A (200 sq m): ₹70,00,000 (200 × 35,000).

For registration (booking) of plots, the applicant must deposit a registration amount (iathdj.k /kujkf’k) as a percentage of the plot cost. This amount is to be deposited along with the online application form through banking channels as per the format given in the brochure.
Eligibility conditions
The brochure prescribes specific eligibility conditions for applicants.
- The applicant must be an Indian citizen.
- The applicant must be at least 18 years of age as on the date of application.
- The applicant or any member of his/her family should not already own any immovable property (house/plot) in the Ghaziabad development area allotted by GDA or other housing authorities.
- Further, the applicant or family members should not have more than one residential house/plot allotted by GDA, Avas Vikas Parishad, Housing Board or other government departments in the State, as per the conditions mentioned in the brochure.
GDA has also reserved a percentage of plots for special categories (SC/ST etc.), and different registration amounts and certain relaxations apply as prescribed.
Payment terms and bank finance
After successful allotment, the buyer is required to deposit an additional percentage of the plot cost within one month from the date of issue of the allotment letter. For General category, 15% of the cost is payable, while for reserved category allottees 20% of the cost is to be deposited within this period. The remaining 75% of the cost can be financed through State Bank of India (SBI) as per the scheme’s tie-up.
The balance amount is repayable in eight half-yearly instalments at the prevailing SBI MCLR plus 1% interest rate, as mentioned in the brochure. In case the allottee fails to deposit instalments by the due date, penal interest at MCLR+1%+2% (i.e., additional 2% over the normal rate) becomes payable on the delayed amount. If dues remain unpaid for three months from the due date without prior information to GDA, the authority reserves the right to cancel the allotment.

In cases where the plot price exceeds ₹50 lakh, TDS at 1% is applicable under income-tax provisions, and this amount is to be deposited to the PAN of GDA (PAN: AAALG0072C) before execution of the sale deed. The TDS certificate must be furnished to GDA prior to registry.
Application form and declaration
The scheme brochure annexes a detailed application form specifying: applicant and co-applicant details, category (General/SC/ST/OBC/Other), marital status, residential address, and bank account particulars (including IFSC and branch) for refund or processing.
